Tenants Aggravated by Lack of Repairs 3 Months After Pipe Burst — NBC10 Boston

Nearly three months after a pipe burst and temporarily condemned an apartment building in Billerica, Massachusetts, tenants back living in their units say the complex is far from back to normal.

NBC10 Boston was invited inside the building by some of the tenants Tuesday. They pointed out the damage that includes ripped up floors, holes in walls and no access to the garage or elevator. They also complained about the smell and are concerned mold could be growing.

Back in March, a a 4-inch pipe burst in the attic of Building 1 at The Commons on Boston Road. It houses roughly 60 units. Some of those affected are still in hotels, but many have been allowed to return. They said the flooding was frustrating, but the lack of progress has been even more infuriating.

«I hate coming home,» tenant Marie Dutile Tremblay said. «We’ve lost our quality of living. It’s awful.»

Tremblay has lived at The Commons for nearly a decade. She said she has tried numerous times to get the property management company to do the necessary repairs, but has received few answers. She has also reached out to several state and local agencies looking for help.

NBC10 Boston’s calls to the management company were not returned Tuesday. Representatives on site had no comment.

Tim Doyle, who also lives in the building, has a hole in his wall above the kitchen and the laundry area. He said the management company told him the delay is due to insurance. Doyle said he cannot wait any longer and is getting ready to move out.

«Obviously, accidents happen, but this is not our fault and we’re suffering the most,» Doyle said.

Shortly after NBC10 Boston visited the property Tuesday, a representative from the town of Billerica stopped by for an initial inspection. Tenants were told the town is working on a report. Some have also reached out to the fire department to see if there are any code violations and are considering taking legal action.

«I’m done,» Tremblay said. «I’m just so broken by this.»

After all, warmer temps provide ideal conditions for most renovations in and around the house. However, a recent survey by Home Depot found that nearly 30% of Americans aren’t quite sure how to kick off outdoor projects and are seeking some inspiration.

We’re here to help! We asked home improvement experts to share their take on the most popular home improvement projects to try this summer—the ones that are reasonably easy for even a novice to tackle, provide fabulous ROI, or will otherwise make this season’s long, hot days sweeter than ever. There’s no better time to give these a go than now.

1. Paint kitchen cabinets

Doing a full kitchen remodel costs, on average, a whopping $23,525, according to HomeAdvisor, a remodeling project resource. Refinishing kitchen cabinets, though, is a significantly less expensive improvement that’s ideal for summer, since wet paint dries more quickly when you open the windows, which is doable during warm-weather days, says Dan DiClerico, home expert at HomeAdvisor.

Moreover, painting kitchen cabinets is perfect for homeowners who like their kitchen layout but want to give the room a fresh look, says Sarah Fishburne, Home Depot’s director of trend and design.

2. Spice up your landscaping

Go beyond just mowing your lawn this summer, says David Pekel, chief executive officer of the National Association of the Remodeling Industry. Building a walkway of crushed stones—from your backyard porch to your pool, for instance—is an easy, low-cost project that will give your backyard a face-lift.

Another way to spruce up your landscaping is by building a vertical garden—a perfect addition for homeowners who are tight on space but want a fresh perspective. Add vibrant colors by planting roses, summer hydrangeas, or wave petunias, says landscape designer Steve Griggs.

3. Tend to your deck

Porches, patios, and decks can take a beating during the cold-weather months. Summer is a great time to revive them. Use a putty knife to clear out cracks, crevices, and spaces between boards. For extra credit, apply a fresh layer of stain or sealer. (Just be sure to hammer down any nailheads that aren’t flush with the deck surface before you get started.)

If you haven’t done so already, summer is also the time to waterproof a wood deck.

“Water can cause direct damage in the form of rot and indirect damage like mold,” warns Chris Peterson, author of “Deck Ideas You Can Use.”

Harry Adler of Adler’s Design Center & Hardware, in Providence, RI, recommends protecting vulnerable surfaces with a product such as C2 Guard, a nontoxic waterproofer designed for use on unsealed wood and concrete surfaces.

4. Help your air conditioner breathe easier

If your home’s air-conditioning unit is dirty or partly blocked, cranking up your AC on blistering summer days can lead to sky-high electric bills. If you have central air, clear out any dead leaves and trim back encroaching shrubs around your condenser unit—then shut off the power, hose down the coils, and vacuum the vents to make sure they’re operating efficiently. If you have window units, dust them inside and out.

5. Build a stacked fire pit

Hanging out by a stacked fire pit is the perfect way to enjoy cooler summer nights.

“DIYers of any skill level can build a stacked fire pit using retaining wall blocks,” says Hunter Macfarlane, Lowe’s project expert. Safety, though, is crucial.

“Choose a spot located away from your house, low-hanging limbs, and anything else that could potentially catch fire,” Macfarlane says, and make sure you’ll have enough room for outdoor furniture around the pit.

“It’s best to keep the back legs of furniture about 6 to 7 feet away from the base,” Macfarlane says.

6. Install a paver patio

Enhance the look and feel of your outdoor living space by installing a paver patio.

“You can customize your patio by choosing from an array of paver styles like brick, cobblestone, or natural-style pavers,” says Macfarlane. “You may also want to consider a layout that complements your home’s architecture, from basic running bond to more advanced techniques like herringbone or basket weave.”

Pro tip: “Before you buy materials or begin work on a paver patio, be sure to check local building codes and your homeowners association’s regulations,” Macfarlane advises.

7. Build a fence around your swimming pool

Many states and local jurisdictions require home pools be surrounded by a fence. But, regardless of whether it’s mandated, building a fence can help keep animals like deer out of the water—and summer is an ideal time to install one.

Fence pricing depends on the size of the area and the materials you use. Black aluminum is a popular choice, but if you’re looking to save some money, opt for a post and rail with a wire in-between, recommends Jodie Freeland, senior landscape designer and project manager at Black River Landscape Management in Randolph, NJ.

8. Plug air leaks

To keep the cool air inside your home, inspect the insulation in your basement and attic for gaps—especially around ductwork, where cracks can form easily. Also, check windows and doors to see if you need to recaulk or seal any openings. These are simple repairs that you can do yourself in a weekend.

9. Paint your front door and shutters

Putting a fresh coat of paint on your front door and shutters will make your home “instantly warmer and more inviting,” Macfarlane says.

You can use Lowe’s paint calculator to estimate how much paint or primer you’ll need. Generally, 1 gallon of paint covers 250 square feet, while 1 gallon of primer covers 200 square feet, Macfarlane says.

Feeding moldy hay can create problems in livestock — Feedstuffs

With the abundance of rain that has fallen in the Midwest over the last several weeks, farmers and ranchers are likely dealing with moldy hay and spoiled feed. Moldy or spoiled feed can present a health risk for multiple species, Oklahoma State University Cooperative Extension equine specialist Kris Hiney said.

“Hay can be unfit for livestock due to excessive moisture while baling or exposure to the elements, such as excessive rain or flooding. Molds present in the feed may contain mycotoxins, which can cause significant health issues,” Hiney said. “While only some molds produce mycotoxins, these are visually unable to be differentiated, and the presence of mycotoxins is difficult to assess.”

Animals that consume contaminated feeds can experience liver and kidney damage, neurologic disorders and estrogenic effects. While mycotoxins may not always cause clinical diseases, they can interact with animal stressors to decrease efficiency and reproduction and increase disease incidence, which producers may not directly attribute to the feedstuff, Oklahoma State said.

Adverse weather conditions during or after baling can allow mold growth, because mold grows and thrives in warm and wet conditions. Hay with 14-15% moisture is subject to mold. Humidity, along with prematurely baling or excessive rain and flooding events, can promote mold growth.

Hiney said it is important for producers of all forage-consuming species, including cattle, sheep, goats and horses, to carefully monitor animal performance when weather conditions have increased the likelihood of spoiled or moldy forage.

“While mycotoxins typically are associated with grains, forage also can contain disease-causing agents,” she said. “Ochratoxin is typically associated with only death in young calves, as it’s rapidly degraded in the rumen in more mature animals. However, this mycotoxin has been associated with cattle deaths and abortions believed to be due to disruption phenylalanine metabolism.”

Aspergillus fumigatus is a mycotoxin found more frequently in hay. Animals that consume hay containing this mycotoxin will exhibit symptoms similar to those of protein deficiencies or malnutrition, including poor haircoat, immunodeficiency and poor performance, Hiney said. Animals already stressed by environmental conditions may experience suppressed immune systems if they consume contaminated hay.

Hiney added that producers must look beyond harvest forages, because pastures also are susceptible to mycotoxins.

“Unfortunately, mycotoxins are not easily verified, as their distribution in feed may be highly variable,” she said. “Samples must be handled carefully prior to analysis. Visual appraisal may not be useful for producers, and the use of black lights is not encouraged as a detection methodology.”

Producers concerned with the presence of mycotoxins or mold spores can send samples to a diagnostic lab.

If the presence of mycotoxins can not be verified, producers should carefully monitor herd health regarding reproductive efficiency, feed utilization and gain and overall health status, Hiney said. Keep in mind that even if mycotoxins are not present, the presence of mold can decrease the digestibility of feeds and result in nutrient loss. Hiney said cattle may experience a reduction of 5% in their ability to extract energy. The overall nutrient composition of the diet may need to be increased to compensate for the energy reduction.

“Horse owners should be more vigilant when feeding moldy hay compared to cattle, sheep and goats. Ruminants may be better protected against mycotoxins due to degradation in the rumen. However, chronic exposure in the ruminant can be deleterious and may depend on other dietary factors,” she said.

Alternative forage sources should be investigated, if possible. If moderately moldy hay must be fed, consider having it tested for nutrient content. Spoilage may be sufficient enough to be detected through traditional forage testing. Hiney said it is important to feed in a very well-ventilated area or steam the hay, if possible.

“This is especially true for horses that typically are fed in more confined areas such as stalls and barns. Mold spores and dust can cause significant respiratory disorders to both the animals and the humans handling the feed,” she said. “More importantly, moldy forage may decrease intake due to its palatability, further reducing performance efficiency. Don’t force animals to consume hay by withholding alternative feedstuffs.”

“Dear PoPville,

Tenants recently moved out of my house in DC. I inspected the property two days after they moved out, and everything seemed in order. Because they had just bought a house, I wanted to be nice to them and return their deposit asap, which I did right after the inspection. Three days later, I moved back into the house and discovered the washing machine gasket was covered in mold and hair. I know to expect some mold in the gasket, but this went beyond normal wear and tear. Three days of trying everything (Concorbium, bleach, baking soda paste, etc…) has done nothing to remove the smell or the mold stains.

I have learned my lesson, and I now know I should be more thorough in my move-out inspections. So there is no need to point that out. But I am hoping other DC landlords who have been in similar situations (i.e., discovered damage after returning the deposit) can provide me with some feedback. Did you pursue damages through small claims court or some other mechanism? And is it even worth it to try this in a tenant-friendly jurisdiction like DC?”

Flood damage clean up at Murray Dog Park — www.fox16.com

LITTLE ROCK, Ark. — The historic Arkansas River flooding left damage and a lot to clean up at the Murray Dog Park. 

This past week many volunteers have taken their time to restore the park. But the muck and debris left behind from the flood was too much for anyone to be able to tackle. So today, Puroclean offered their time and equipment. They used their cold jet which is essentially blasting dry ice on the park. 

«It hits the surface and it obliterates anything on that surface, whether it is mold, or fire char on wood, or in this case debris or muck on the fence until the fence looks like a new fence,» says Mike Russell.

They say the project will take two to three days and they expect to go through 3 tons of dry ice. 

Puroclean says they have a big heart for helping pets and people in the area.

Sewage backs up into apartment at NYCHA complex — Fox5NY

— Sewage backed up and started pouring out of toilets and bathtubs at NYCHA’s Baruch Houses on the Lower East Side over the weekend. Residents told FOX 5 NY that it wasn’t the first time.

Resident Jazmin Conyers said that, unfortunately, she knows the drill. When the toilet starts making a gurgling sound, sewage flooding soon follows. It happened again on Sunday in her family’s ground-floor apartment. She said water and feces started flowing into both bathrooms.

Conyers said that leaks and flooding happen frequently. She showed FOX 5 NY a bedroom that cannot be used because of the water damage and mold. She and her family keep their own cleaning equipment to try to deal with it all but said the sewage spewing from the tub and toilet is the worst.

We saw NYCHA workers arrive with what looks like pumping equipment. A NYCHA spokesperson said that crews cleaned and sanitized the affected areas and are making repairs to the pipes to clear the stoppage.

«Management came this morning but it keeps happening, so I’m not sure what’s going to happen next,» Conyers said. «I don’t want to assume the worst, so hopefully they fix this as soon as possible.»

Residents said that the flooding can happen at any hour of the day or night without warning, which is stressful. They also said the flies and strong odor make it even more unbearable in the hot weather.

Heat leaves peanuts vulnerable to disease | Arts & Entertainment — Fairfield Sun Times

BLACKVILLE – Hot, dry weather has caused issues for South Carolina peanut production and Clemson Extension peanut specialist Dan Anco warns farmers to be on the lookout for a host of diseases that could impact yields.

One disease is Aspergillus crown rot.

“This disease shows up as black sooty spores at the crown of dead plants,” Anco said. “It is difficult to treat once it is seen in a field. The best thing to do is plant good-quality treated seed.”

In-furrow products such as Abound (azoxystrobin) can help, but once dead plants are visible, it is too late to add an in-furrow product. The hot and dry conditions that encourage Aspergillus crown rot also promote the appearance of lesser cornstalk borers, a worm that can create openings where Aspergillus can enter plants.

Anco also warns against underground diseases, such as white mold. White mold damage may not be visible until peanuts are inverted, or pulled out of the ground and flipped, so they can dry. Using a 40- to 45-day application of the fungicide tebuconazole will help curb white mold growth.

Early leaf spot and late leaf spot have also been found in a few places but are not out of control.

“The dry weather earlier gave us some latitude with starting fungicide programs maybe a little later,” Anco said. “Maintaining protection and making sure we don’t get behind now will keep things manageable as we get further into the season.”

Growers also should look for burn injuries on their plants. Plant burn from the pesticide Thimet, also known as phorate burn, can show up as a variety of symptoms. These symptoms generally start at the tip of a leaf and can be chlorotic/yellow. Several small round brown/black lesions at the tip of leaves are common. Thimet injury is more symmetrical and different leaflets are commonly affected at the same time. Symptoms can appear near the tips of leaves and can also have wedge or V-shaped appearances. The symmetry is caused by the different plants and leaflets being exposed to the phorate compound in the furrow at the same time.

“Thimet injury can at times look alarming, but it is nothing to worry about and is more of a sign that the Thimet is doing its job,” Anco said.

Thimet injury can look a little like hopperburn or leaf scorch.

Hopperburn is the result of potato leafhoppers feeding on leaves and appears as yellow (no brown) and does not by itself produce lesions inside the chlorotic portion of the injury. Treatment for hopperburn should begin when 15-20 percent of leaflets are affected. Hopperburn usually pops up around June or July and typically starts on field edges, but Anco said he has not seen it yet this year.

Leaf scorch disease commonly creates a small black lesion inside of the larger necrotic area on a leaf. This larger brown/necrotic spot of killed leaf tissue can take on a wedge shape. Anco said most fungicides regularly used for leaf spot control are likely also effective against leaf scorch.

The best window for planting peanuts in South Carolina is May 5-25. Optimal temperature for peanut growth and development is 86 degrees. Many diseases are driven in part by high soil temperatures. In addition, high temperatures can slow plant growth and drought stress reduces flower production and pollination.

Weather information from the Edisto Research and Education Center show the average high temperature for May was 88.8 degrees.

Mold, Bed Bugs and Mice Complaints from Dorm Residents at a Top University in California — Benzinga

KTVU recently broadcasted a report about complaints from students living in an aging dormitory at a top university in California. According to their reporting, students have expressed concerns about rodents, bed bugs, mold and other issues in a dorm that costs over $17,000 per year to reside in.

Not only is it unpleasant to live with rodents, bed bugs and mold, their presence can create indoor environmental quality (IEQ) problems. Rodents can spread certain diseases and allergic reactions are another potential health issue. Exposure could even trigger an asthma attack in some people with the condition. For some residents, an allergy or asthma attack could be triggered by touching areas or breathing air contaminated with rodent allergens.

The presence of bed bugs can be an ongoing annoyance because they often cause itching and loss of sleep for people living in an infested property. Some people may even suffer allergic reactions to their presence.

Dorm residents that are exposed to elevated levels of mold may experience various health issues. Molds produce allergens, irritants and in some cases, toxic substances known as mycotoxins. Inhaling or touching mold or mold spores may cause allergic reactions in sensitive individuals or trigger an asthma attack in some asthmatics. As an irritant, mold can impact people’s eyes, skin, nose, throat and lungs of individuals whether or not they are allergic to it. Breathing mold may also cause hypersensitivity pneumonitis (HP), a disease that resembles bacterial pneumonia.

School funding in voters’ hands — Columbia Daily Herald

A complete overhaul of McDowell Elementary School and an addition to Spring Hill High School are in the hands of Maury County’s voters.

While reviewing its budget for the coming year last week, the Maury County Commission voted to postpone any funding toward the two projects until the county holds a referendum vote on increasing the region’s sales taxes.

“It is in their hands,” said Michelle Haney, vice chairwoman of the budget committee. “We have done all we can do toward pushing money toward new schools. If you want to see these schools then vote yes on the sales tax referendum.”

The vote will be held in March 2020 and, if approved, all of the proceeds from the increase will go to funding new facilities for the school district.

The proposal’s implementation would yield an estimated $5 million in borrowing capacity for the county commission.

The county’s sales tax rate is currently set at 2.25%. With a state sales tax rate of 7%, the county’s cumulative rate is set at more than 9.25%.

It will still be up to the commission to decide which school would first be selected for an overhaul.

“I am for McDowell and Spring Hill, but we don’t have the money,” said Maury County Mayor Andy Ogles. “When I agreed to the sales tax referendum it was to get the money for McDowell and Spring Hill. An action was taken on that intent and it should be honored.”

A completed replacement of Columbia’s McDowell Elementary School is expected to cost more than $18 million. In December of 2018, the school board approved an architectural plan for a complete reconstruction of the facility which would accommodate 513 students.

The expansion of Spring Hill High School, which is estimated to cost $36 million, was previously planned to serve 1,800 students with new facilities and fix a growing list of needed repairs at the school.

Maury County Superintendent of Schools Chris Marczak said that the cost of construction for both projects is expected to increase by 5% each year due to increased construction costs resulting from Tennessee’s growth.

He said the observation comes directly from the county and school district’s owner advocate Hewlett Spencer LLC.

Some commissioners agreed while Commissioner Craig Harris argued that, financially, it would be best to wait following the end of Tennessee’s boom in growth.

“I would not tell my son to build a house now,” Harris said.

Students and county officials from both schools have voiced a need for renovations to both McDowell and Spring Hill High School.

They spoke of poor conditions, ranging from water damage and overcrowding and mold at Spring Hill to an infestation of bats at the more than 90-year-old McDowell.

It is the longest operating schoolhouse in Columbia. Opened as a one-room, one-teacher school in 1883, the original structure was lost in the county’s most destructive tornado on Nov. 20, 1900. The school was then moved into the building that still stands today.

The school has been touted as a leader in the desegregation movement, enrolling its first black students in 1964 and its first black teacher in 1965, a year before all county schools were integrated. It is also said to have organized the Parent Teacher Association in Maury County.

“This is about 125 years of educating children in Columbia who have gone on to become teachers, nurses, pro football players, pilots and more,” said Lee Jones, a parent of fourth-generation McDowell students, during a September 2018 meeting.

At Spring Hill High School, students, teachers and parents have also gone before the school board and shared concerns for an overcrowded cafeteria. Surveys of the 25-year-old building have shown mold growth, moisture stains and water damage from active roof leaks and damaged pipes.

Students have previously shared stories of overcrowding inside the auditorium, leaving the space difficult to manage as it is used for both drama productions and band performances. They told the board members of hour-long lines in the cafeteria, with pupils sometimes never getting a chance to sit down and eat during their lunch break.

The school is nearing its capacity of 1,200 students, with a total of 1,174 enrolled as of the start of the school year in August 2018.

“It’s just chaos,” said Emma Woodard, a student who spoke before the school board last year. “There are so many students. People should not have to sit on the floor so they can eat their lunch. People should not have to sit on the floor in classrooms. We have to wait for someone to get done in order to pursue our education, and we should not have to do that.”

In January, the school district voted to partially self-fund the designs for an addition to Spring Hill High School.

Originally planned to cost $1 million, the school district was able to use excess funds from its capital projects to lower the cost to $400,000.

In March 2018, after listening to concerns from parents, students and community members, the school board requested a total of $40 million in construction and renovations.

The funds were designated to go toward McDowell, Spring Hill and other needed improvements to the county’s 22 campuses.

The proposal was ultimately denied by the county commission as the local representatives decided not to raise taxes to provide the funds needed to approve the project.
